Turn money questions into conversations — not a sales pitch.

Buyers ask what a home would cost per month. Sellers ask what they’d walk away with. Answer both in less than 60 seconds, from a page with your name, photo and number on it. No application. No login. No lead form. Just a useful answer you text to someone you’re already talking to.

How it works

They ask. You text. The number shows up with your name on it.

Your client asks a money question. You send your link. They get the answer on their phone — no form in between, because you're texting someone you already know. And when they're ready to talk, you're one tap away.

Great meeting you today. Quick question — what would something around 700 actually run a month?
Here's the calculator I mentioned. Put in any price you like and it'll show you the payment on six different programs.

Oh this is exactly what I needed. Sending it to my husband.

Educational estimates only. Jane Doe is a real estate professional, not a lender.

Yours This is the page we build and host for you. Luis has both — see the difference.

Same calculators behind both. The one on the right is his own site, built by him, hosted by him.

Step one

Someone asks what it would cost.

In the kitchen at a showing, across your desk, or in a text at 9pm. The question is always the same.

Step two

You text your link.

mydti.com/your-name opens straight to your page — your photo, your number, four buttons. No download, no login, no waiting.

Step three

They get the number. They got it from you.

Every result ends in a story-sized card they can screenshot and send to a spouse. And every calculator has a link back to your page, so when they want to talk, you're one tap away.

Why this exists

Your clients already have calculators.
They don’t have yours.

Zillow has one. Their bank has one. Google has plenty. So why send your client somewhere else?

What they get now A generic link.

Someone else’s logo, someone else’s lender ad, and a “get pre-approved” button that isn’t yours. The answer is useful. The credit goes to a website.

What they get from you mydti.com/your-name.

Your name, your photo, your number on the page they open. Every calculator behind it links back to you. The answer is still useful — and they remember who gave it to them.

The four tools

Built for the conversations you're already having.

These are live. Open any of them — this is exactly what your clients get, minus your name on top. Refinance & Cash-Out lives inside the DTI calculator and gets its own button on your page.

the one they'll use most

Open House Calculator

Type the asking price and get a monthly payment, the full breakdown, and six loan programs side by side. This is the one to share. It breaks the ice, it gives real value, and it asks for nothing in return — which is exactly why people open it.

For the agent at a showing, the buyer in the driveway, and the text you send after either one.

DTI Calculator

Income in, monthly debts in, and out come the housing ratio and total debt ratio a lender will actually underwrite to. The one number that decides whether the rest of the conversation is worth having.

For the buyer who wants to know what could be possible, and for the loan officer who wants a tool that teaches what could be possible. Flip it to Refinance & Cash-Out and it answers “what could my current home do for me?”

For real estate agents

Turn “can I afford this?” into a conversation.

  • Show a payment at the open house, on their phone, in the driveway
  • Let buyers try any price point without calling a lender first
  • Give a seller a net-proceeds number at the listing appointment
  • Put the QR on your signs and flyers, the link in your bio

For loan officers

Be useful before they’re ready to apply.

  • Teach buyers what DTI is and what it means for them
  • Let prospects run payment and refi scenarios on their own time
  • Give your agents one link they can text to every buyer
  • Your NMLS and your company’s disclosure language, on your page

What you get

Your page. Your info. All four tools.

Your link

mydti.com/your-name. Short enough to text, easy to say out loud, and it's yours as long as you're with us. The calculators behind it are shared, so when we improve one, yours improves the same day.

You, on your page

Name, photo, company, phone number and license, with a tap-to-call button. Every calculator your client opens from it carries a link back to you.

Your color, light and dark

Twelve accent colors. Pick the one closest to your brand and every screen matches — and your client's own dark-mode setting is respected.

No lead form on your page

Nothing on your hosted page or in the calculators asks your client for a name, an email, or a number. That's the point — you're texting it to someone you already know. If your business needs a form, you can put one on the app you build yourself.

One link, everywhere

Put it where the question gets asked.

Ten characters after mydti.com. Short enough for a sign, a bio, a signature, or the button on the website you already have.

About JaneI work mostly with first-time buyers, and the first thing most of them want to know is what a home would actually cost per month. So I built a place they can find out without talking to anyone first: mydti.com/jane-doe. Four tools, no email, no pitch.

Also: listing descriptions, the back of your business card, open house sign-in sheets, your voicemail greeting, the PS line of every follow-up email, and the text you send after every showing.

Try it on

Pick your color. Watch the page change.

Tap any circle. This whole page and every calculator switch to it, so you can see your brand on the real thing before you ask for it.

Whatever you land on is pre-filled in the request form below.

Pricing

One plan. One price. Everything.

One link, every client conversation. No per-lead fees. No per-client fees. No limit on how many people you text it to. One annual price covers your hosted page, every calculator behind it, and the community that comes with it — and one closed deal pays for it many times over.

Everything included

Pick one you'll keep. If you change it later the old link stops working — every sign, post, and text you've already sent it on goes dead. Most people use their name.

Questions people ask.

Do my clients need to download anything or make an account?
No. Your link opens a web page that works like an app. One tap from a text message and the calculator is running. There's no app store, no login, and nothing to install.
Does it collect my clients' information?
Not the page we host for you, and not the calculators. Nothing a client types is stored or sent anywhere, and nobody is asked for a name, email or phone number. If your business needs a lead form, you can add one to the app you build yourself — that's your site, your rules.
How accurate are the numbers?
They're estimates built from what the user types in, and the rate is set by the user, not by us. Taxes and insurance use sensible defaults that can be edited. It's meant to answer "roughly what would this cost" in less than 60 seconds, not replace a Loan Estimate — and every screen says so.
Can I put a lender or agent partner on my page too?
Your hosted page is one person's page. On the app you build yourself, put whoever you like on it — an agent-and-lender pair is one of the first things we show.
Can I change my link later?
You can, but the old one stops working. Anything you've printed, posted or texted with it goes dead — so pick one you're sure about before we build it. Most people use their name, because it doesn't change when the brokerage does.
What's the private community?
A private community, by invitation with your page. Recorded course, live calls, and first access to what we build next — starting with localcitycontent.com. The short version of what it’s about: everyone wants to automate first, and almost everyone skips the piece that makes any of it work, which is your digital identity. We start there.
Do I have to build anything?
No. Your hosted page is complete on day one and works exactly like the demo. The course is there for when you want more than a page — your own domain, your own layout, your own tools. Plenty of people never build anything and still use the community for the AI side.
If I build my own app, who's responsible for it?
You are. It's your site on your account and your domain. We show you what to include — the disclosures, the Equal Housing mark, the "this is an estimate" language — but what goes on your site is your call and your responsibility, the same as anything else you publish. The calculators your buttons point at stay ours, and we keep those compliant.
I'm a loan officer. Is this compliant?
The page shows your NMLS number, carries a plain-language disclosure that the calculators are educational estimates and not a loan offer, rate quote, pre-qualification or pre-approval, and includes the Equal Housing Opportunity mark. Your company's compliance team should still review it, and we'll make any wording change they ask for.
